Being part of an existing master plan — rather than a standalone tower dropped into raw land — does add some genuine long-term infrastructure certainty.

Being positioned right at the Delhi-Gurgaon border on the Dwarka Expressway means genuinely fast access to IGI Airport (commonly cited at around 7-10 minutes), Aerocity, and the Diplomatic Enclave, along with reasonable metro connectivity via the Dwarka Sector 21 and Yashobhoomi metro stations.

This corridor has seen serious infrastructure investment over the past few years, and being airport-adjacent tends to hold long-term value well for both end-use and rental purposes — assuming the broader SCDA township develops on schedule.

This is genuinely a premium price point, even by Gurgaon's ultra-luxury standards, so it's worth being clear-eyed about who it's actually for. If you're comparing this against a standard high-spec apartment in the same price bracket, the honest question isn't "is this a nice home" — it obviously is — but whether the branded design layer and exclusivity genuinely matter to you, or whether that premium would be better spent elsewhere.

For end-users who want a design-led, low-density home with real privacy, and for investors specifically targeting the ultra-luxury and NRI segment where a recognizable global brand name does carry weight, this makes a lot of sense. For someone purely optimizing for rental yield or fastest resale, a more conventional ultra-luxury project might actually make more financial sense — branded residences tend to have a smaller resale pool, even if the eventual price point is higher.
